How has Transit Oriented Development Impacted Land Gentrification in London

چکیده

This study evaluated the impact of Transit Oriented Development (TOD) on land gentrification in London, a city that adopted TOD its railway network early 1920s. It analysed benefits and drawbacks Land Gentrification from perspectives economy, society environment. relationship between TOD’s advancement level 33 main districts London influence former latter. In addition, it discussed impacts residents’ health aspects life expectancy, obesity prevalence mental trauma(anxiety depression). is concluded that:1)TOD can induce different degrees surrounding areas. 2) mainly affect social groups with middle or low income. 3) will people’s physical health, but these are most influential to - middle-income population. 4) generally prolong expectancy for people, at same time also increase average anxiety depression among them. The research findings contribute some advice other cities’ governments design proper strategies planning sustainable development.
